HISTORY OF VICTORIA RESORT
For over a century, Victoria Resort has welcomed guests to a place full of history and heart. Built in the 1920s as the Glassman Resort, it once hosted steamship travelers arriving on Lake Michigan. Today, the original charm remains—five‑panel doors, decorative hinges, and classic transoms blend seamlessly with modern comforts and thoughtful amenities. Through decades of change, one thing hasn’t wavered: our commitment to calm, welcoming spaces where guests feel completely at home. Under new ownership as of February 28, 2025, every update honors that rich legacy, making each stay a step into both history and comfort.

Holly, a nurse and entrepreneur, and Allison, a veterinarian and real estate professional, are here to guide you on your mission: to craft the perfect South Haven escape, filled with relaxation, adventure, and unforgettable memories.

Kick off your morning with fresh fruit, yogurt, and granola parfaits, then indulge in our signature Blueberry French Toast Bake, bursting with sweet South Haven blueberries, or our savory spinach and sun-dried tomato quiche—plus many more delicious favorites on our breakfast list. We proudly use many Michigan-made products to bring fresh, local flavor to every bite. Sip coffee from Uncommon Grounds in Saugatuck, brewed fresh each morning, as you savor every moment. Each breakfast is designed to fuel your adventures, delight your taste buds, and give you a moment to slow down, relax, and savor the start of your day in South Haven.
Guest Favorites
Guests can’t get enough of our Sun-Dried Tomato Quiche with its flaky homemade crust, our comforting Sausage & Egg Soufflé, and our two standout baked French toasts. The Blueberry French Toast bursts with sweet South Haven blueberries and is drizzled with rich blueberry syrup from The Blueberry Store downtown. The Apple French Toast features crisp, orchard-fresh South Haven apples, soaked in a warm bourbon-cinnamon syrup that tastes like pure comfort. Each dish is crafted to make your morning unforgettable.
How Breakfast Is Served
Breakfast is served beneath the sparkling glow of the original crystal chandeliers for up to 12 guests at two separate times in the morning. Enjoy it in the elegant dining room, take it to go, or have it delivered to your room. Cottage guests may request delivery with advance notice, and for larger gatherings, the dining room can be reserved for a private breakfast experience.
Coffee and Beverages
Coffee from Uncommon Grounds in Saugatuck, MI, is freshly ground each morning, filling the air with a rich, inviting aroma. Choose from our top herbal teas—chamomile, peppermint, and hibiscus—or our top black teas—Earl Grey and English Breakfast—plus refreshing iced teas. For a sweet indulgence, savor our special hot chocolates in rich caramel, decadent chocolate supreme, creamy vanilla, or festive peppermint. Chilled orange, apple, and tomato juices are also available to start your day.
Resort Amenities
Victoria Resort is designed for fun, relaxation, and unforgettable moments. Take a dip in the sparkling outdoor swimming pool, cruise around on one of our thirty guest bicycles (child to adult), or gather with friends and family around the roaring outdoor gas fire-pit and cozy seating area. Explore three acres of beautifully landscaped gardens and enjoy the serenity of our Koi pond with cascading waterfall, then take a short, scenic 500-foot stroll to Lake Michigan to relax on the sandy beach or swim in the clear, refreshing waters.
Stay active on three of the best outdoor pickleball courts in Michigan, surrounded by “Pickleglass” to dampen sound and reduce wind, or enjoy a game of basketball. Let the kids burn off energy at the playground with a swing set and slide, or gather the whole group for yard games like cornhole, giant Jenga, Spikeball, croquet, and Pickleball Slam.

Rate Policy
Standard Rates
- All room, suite, and cottage rates are based on two person occupancy unless otherwise noted.
- Rates vary by season, day of week, room type, promotions, and availability.
- Rates are subject to change until a reservation is confirmed.
Taxes & Fees
- All rates are subject to Michigan state tax and applicable local lodging assessments.
- Additional fees may apply for optional add-ons, packages, or special services.
Extra Guest Fees
- Additional guests beyond double occupancy incur a nightly fee.
- Maximum occupancy varies by room and must be strictly followed for safety
Cancellation Policy
B&B Rooms
- Cancellations made 14 days or more before arrival receive a refund minus a $25 processing fee.
- Cancellations within 14 days forfeit the deposit unless the room is rebooked.
Cottages
- Cancellations made 30 days or more before arrival receive a refund minus a $50 processing fee.
- Cancellations within 30 days forfeit the deposit unless the cottage is rebooked.
Early Departures & No-Shows
- No-shows or early departures are charged the full remaining stay.
Rate Guarantees
- The rate confirmed at the time of booking is guaranteed for those dates only.
- Modifying arrival or departure dates may result in a rate change.
Minimum Stay Requirements
- Select rooms and cottages require minimum-night stays, especially on weekends, holidays, and peak season.
- Minimum stays will be displayed during booking.

Booking Policies
Short-Stay Reservation Policy (Under 4 Nights)
- A $50 non-returnable payment is required to secure your room or cottage.
- The remaining balance is automatically charged 14 days before arrival and becomes non-returnable.
- Reservation changes or cancellations may include a $50 fee.
Extended Stays (More Than 3 Nights) & Group Reservations
- A $100 non-returnable payment per room or cottage is required at booking.
- 50% of the balance is due by February 1, or within 7 days of booking if the reservation is made after February 1.
- The full non-returnable balance is due 90 days before arrival. If paying by credit card, the remaining balance may be charged automatically at the 90-day mark.
- Reservation changes or cancellations may include $100 fee

We offer seamless, self-check-in at any hour. Upon arrival, visit the guest arrival mailbox near the office door, where you’ll find everything you need to get settled. Scan the QR code located at the mailbox or on your Guest Arrival Letter inside your check-in packet for instant step-by-step instructions.
Early Access When Ready
You are welcome to check in as soon as your room or cottage is cleaned and prepared. Call if you plan on arriving early to ensure your room is ready.
Guaranteed Early Check-In or Late Check-Out
Guests may secure a
guaranteed early check-in or guaranteed late check-out for an additional fee (based on availability).

Accommodations
- Bed & Breakfast Rooms: Accommodate up to two adult guests per room.
- Cottages: Family-friendly and may accommodate additional guests with prior approval and extra payment.
- Non-Smoking: All rooms and cottages are non-smoking per Michigan law.
Taxes & Fees
- Rates are subject to 6% state sales tax, 5% county bed tax, and Michigan B&B fee.

Introduction

Welcome to the Victoria Resort Pickleball Court ("the Court"). These Terms of Service ("Terms") govern your access and use of the Court, facilities, and related amenities provided by Victoria Resort. By reserving, entering, or using the Court and its facilities, you acknowledge that you have read, understood, and agreed to adhere to the following Terms, as well as all posted rules and Victoria Resort policies. These Terms are designed to ensure a safe, fair, and enjoyable environment for all participants and guests.
Eligibility and Registration
- The Court is available to registered guests of Victoria Resort and authorized members of the public, as determined by management.
- Users under 18 years of age must be accompanied by a parent or legal guardian at all times while on the courts.
- All users must register via the official booking platform before accessing the Court. Walk-ins are subject to availability and management discretion.
Reservations and Scheduling
- Court reservations may be made by Victoria Resort guests and authorized members of the public according to membership agreement through the Victoria Resort Pickleball App.
- A maximum of four players is permitted per court during standard play.
- Each booking grants the user a specific time slot, typically sixty (60) minutes, unless otherwise specified or approved by management.
- Victoria Resort reserves the right to adjust, cancel, or relocate reservations due to maintenance, weather, special events, or other operational needs. Notice will be provided whenever possible.
- No-shows or late arrivals may result in forfeiture of the reserved time slot and potential booking restrictions.
Court Usage Fees & Payment Policy
- There are two ways to enjoy pickleball at Victoria Resort. Open play pickleball is complimentary for registered guests staying at the resort. Guests who prefer private court time may reserve a court for a fee. Sign-up is available through your lodging reservation.
- Full payment is required at the time of reservation. Accepted payment methods include credit card, debit card, cash, or charge to your room or cottage.
- Refunds for cancellations are issued only in accordance with the resort’s cancellation policy and may require at least 24 hours’ notice.
- Additional fees apply for private coaching sessions, private drilling sessions, special events, or tournaments.
Code of Conduct
- All users must demonstrate respect, courtesy, and sportsmanship toward other players, guests, and resort staff.
- Offensive language, harassment, or disruptive behavior will not be tolerated and may result in removal from the facility.
- Proper athletic attire and non-marking court shoes are required at all times. Bare feet, sandals, and street shoes are prohibited on the playing surface.
- Food, beverages (other than water), and glass containers are not permitted on the courts.
- No smoking, vaping, or use of tobacco products is allowed in or around the pickleball courts.
Facility Usage and Safety
- Players are responsible for their own safety and should assess their physical ability prior to playing. Participation is at your own risk.
- Victoria Resort is not liable for any injuries, accidents, or lost or stolen property occurring on the premises.
- First aid kits are available at the front desk and emergency assistance can be summoned by contacting 911.
- All equipment (nets, paddles, balls) provided by the resort must be returned in good condition after use. Damage or loss may incur replacement fees.
- Do not modify, relocate, or tamper with any court infrastructure, equipment, or resort property.
- For safety and fairness, only players scheduled for the current time slot may use the courts. Spectators are welcome but must remain in designated viewing areas.
Rules of Play
- All games shall be conducted according to official USA Pickleball Association rules, unless otherwise stated for special formats or events.
- Warm-up sessions must be limited to the first 5 minutes of your reservation to maximize playing time.
- Players must vacate the court promptly at the end of their session and ensure all personal belongings are removed.
- Loud music, external sound systems, and amplified noise are prohibited without prior approval.
- Coaching and group clinics are only permitted if arranged and authorized through Victoria Resort.
Guest Policy
- Guests accompanying registered users must also comply with these Terms and conduct guidelines.
- Victoria Resort reserves the right to limit the number of guests per reservation or court based on occupancy and demand.
- Unregistered visitors may be denied access to the pickleball courts.
Special Events and Programming
- Victoria Resort may host tournaments, clinics, mixers, and other special events at the pickleball courts.
- Event participation may require separate registration and fees. Event-specific rules and schedules will be communicated in advance.
- During such events, regular court availability may be limited; affected users will be notified with reasonable notice.
Accessibility and Inclusion
- Victoria Resort strives to maintain accessible facilities for all users. If you require specific accommodation, please contact the front desk in advance.
- Discrimination or exclusion based on race, color, national origin, religion, disability, age, gender identity, or any protected status is strictly prohibited.
- All persons are welcome and encouraged to participate in Victoria Resort's pickleball community.
Privacy and Data Protection
- Personal information provided during registration and booking is collected for operational and safety purposes only and will not be shared with third parties except as required by law or with your explicit consent.
- Photography and videography for promotional purposes may occur; notify staff if you do not wish to be included.
Maintenance and Facility Closures
- Regular maintenance of courts and equipment may require temporary closures. Notice will be posted in advance whenever possible.
- Weather-related closures will be determined by resort management for safety. Users will be notified as soon as practicable and rescheduling will be offered.
Termination and Enforcement
- Failure to adhere to any of these Terms may result in immediate removal from the facility, suspension of booking privileges, or permanent banning at management's discretion.
- Repeated violations may be subject to additional penalties or legal action.
- Victoria Resort staff have full authority to enforce these Terms and resolve disputes as appropriate.
Modification of Terms
- Victoria Resort reserves the right to amend or update these Terms at any time. Changes will be communicated via the resort website and posted notices.
- Continued use of the pickleball courts following changes constitutes acceptance of the updated Terms.

Sauna Policies
To ensure a safe, relaxing, and enjoyable experience for all guests, please review and adhere to the following Sauna Terms of Service.
Eligibility & Health Considerations
- Sauna use is at your own risk.
- Guests who are pregnant, have heart conditions, high or low blood pressure, or other medical concerns should consult a physician before use.
- Guests under the influence of alcohol or drugs are not permitted to use the sauna.
Age Policy
- Sauna use is restricted to guests 18 years of age and older, unless otherwise specified by Victoria Resort.
- Minors must be accompanied by a parent or legal guardian if permitted.
Time Limits & Usage
- Recommended sauna sessions are 15–20 minutes at a time.
- Please allow your body time to cool down between sessions.
- Overuse may result in dizziness, dehydration, or injury.
Attire & Hygiene
- Appropriate swimwear or towels are required at all times.
- Guests must shower before entering the sauna.
- Please sit on a towel to maintain cleanliness.
Safety Guidelines
- No glass containers, food, or electronic devices are allowed in the sauna.
- Do not pour water or other substances on sauna heating elements unless explicitly permitted.
- Exit the sauna immediately if you feel lightheaded, nauseous, or uncomfortable.
Courtesy & Conduct
- Please maintain a quiet, respectful atmosphere for all guests.
- Use of the sauna for purposes other than relaxation and wellness is prohibited.
- Victoria Resort reserves the right to remove guests who fail to follow these guidelines.
Liability Waiver
By using the sauna facilities, guests acknowledge and accept all risks associated with sauna use and agree that Victoria Resort is not liable for injuries, medical conditions, or personal property loss resulting from sauna use.
